For illustration only, not a quote: it supposes Kingston prices rise 4.5% each year and the mortgage charges 6.44%, compounded twice a year. Your own numbers depend on your house, the lender you choose and the housing market. The loan line never rises above the home's value, because you can never owe more than your home is worth when the mortgage comes due, as long as taxes, insurance and upkeep are kept up.

How the Kingston figures are worked out

To get the top figure, the calculator multiplies your home's value by a percentage tied to the youngest owner's age: roughly 46% at 55, 50.55% at 65, 52.85% at 70, and a ceiling of 60% from 78 on.

If there is a mortgage or line of credit on the home, it gets paid off from that same amount. It is not added on top, so allow for it when you move the amount slider.

The loan line starts at whatever amount you choose. The house line climbs 4.5% a year. Twice a year, interest at 6.44% is added to the loan, because there are no required monthly mortgage payments. You still pay the property tax, insurance and upkeep. The gap between the two lines is your equity, the value you still own. Since interest applies only to money actually taken, a smaller amount keeps the gap wider.

Calculator questions from Kingston homeowners

Is the top figure what a lender will actually offer on my Kingston home?

Not always. It is the most you could qualify for, not a quote. The age table sits near the top of what lenders advance. Your real amount depends on the lender, the appraisal and, for a couple, the younger owner's age.

Why does the amount go up with age?

Lenders expect a mortgage to an older borrower to last fewer years, so less interest has time to build. The table therefore starts at about 46% of the value at 55 and climbs to 60% at 78 and older.

Does the 15-year chart predict what will happen?

No. It is an illustration built on two fixed assumptions: home values growing 4.5% a year, and interest at 6.44% added twice a year. Real prices and rates rise and fall, so your own figures will be different.

Is anything I type saved?

No. The calculator works entirely in your browser. Nothing you enter is sent anywhere, and it is cleared when you leave the page.
