About this guide and its Kingston numbers

Dominion Lending Centres Homestead Financial, an Ontario mortgage brokerage (licence #11711), publishes this page. Richard Hopkins, Mortgage Broker (licence M16000896), compares every reverse mortgage lender in Canada for Kingston homeowners.

Every figure is linked to its source, and the complete list is at the end. Numbers were last checked on October 16, 2026. No lender reviewed or paid for this page.

ReverseMortgageKingston.ca tracks Kingston home prices for owners aged 55 and older who want to know what their house is worth today. Most people asking also want to know what that value could mean if they borrowed against it.

The hard part is not finding a price. It is knowing which of several published prices describes your own home.

The things to weigh are the type of home, the area the figures cover, the difference between a benchmark, an average and a median, and the appraisal that finally sets the value. This page goes through each one with September 2026 figures and turns them into reverse mortgage amounts at 65, 70 and 75.

Benchmark, average and median are different measures

A benchmark is the association’s estimate of a typical home of each type, from the MLS Home Price Index. It changes slowly because it is built to describe the same kind of home each month.

An average is the total of all sale prices divided by the number of sales. A few expensive sales in one month can lift it, and a month with more condos can pull it down.

A median is the middle sale. The median single-detached price in Kingston and area was $593,000 for the third quarter of 2026, down 4.4% from a year earlier (CREA).

Do KAREA’s prices cover only the City of Kingston?

No. The Kingston and Area Real Estate Association (KAREA) reports one set of figures for a wider area than the City. Its area includes the City of Kingston, South, Central and North Frontenac, Loyalist Township, Greater Napanee and Lennox and Addington, Stone Mills, Rideau Lakes, and Leeds and the Thousand Islands (KAREA).

KAREA’s public release doesn’t split out the City on its own. A downtown limestone house, a west-end bungalow and a house in Loyalist Township all feed the same benchmark.

For a city-only figure, the 2021 Census is the most recent source. Owners in the City of Kingston estimated a median value of $500,000 and an average of $533,500 in spring 2021 (Statistics Canada). Those are older owner estimates, so they give context, not today’s price.

How is the Kingston-area market behaving in fall 2026?

The Kingston-area market gave buyers more choice than usual in September 2026. Inventory was 6.5 months, up from 5.5 a year earlier, and 694 new listings came on, the most for a September in more than a decade (KAREA via CREA). Sales were 222, down 4.7% from September 2025.

Months of inventory measures how long the homes for sale would take to sell at the current pace. The long-term average for September is about four months, so 6.5 means sellers face more competition.

Single-detached homes took a median of 31 days to sell in the third quarter, up from 28 a year earlier (CREA). The month-by-month detail is in the Kingston real estate market report for September 2026.

How much could you qualify for on a Kingston-area home at 65, 70 or 75?

On September 2026 benchmark values, the most you could qualify for at 70 is about $299,600 on a single-family home, $213,100 on a townhouse and $181,100 on an apartment. These ceilings use up to 50.55% of the value at 65, 52.85% at 70 and 57.75% at 75, on the highest-lending products.

Benchmark homeAt 65 (50.55%)At 70 (52.85%)At 75 (57.75%)
Single-family, $566,800$286,500$299,600$327,300
All types, $542,800$274,400$286,900$313,500
Townhouse, $403,300$203,900$213,100$232,900
Apartment, $342,700$173,200$181,100$197,900

The age is that of the youngest owner, and each amount is rounded to the nearest $100. These are the most you could qualify for, not quotes.

Taking the full amount is optional, and interest builds only on money you actually take. Any mortgage still owing is paid off first from the same amount, so it is not extra money on top.

Apartment owners can read about reverse mortgages on Kingston condos, because the building is reviewed along with the unit.

Will the appraisal match the benchmark price?

No, not necessarily. The lender’s appraisal sets the value used for your reverse mortgage, and it looks at your own home: its size, condition, lot and recent nearby sales. A benchmark describes a typical home across Kingston and area, so your appraised value can come in above or below it.

The appraisal usually costs about $350. Location also affects the amount: lenders tend to lend a little less of the value in small towns and the countryside than in cities. Owners in Kingston’s countryside can read about reverse mortgages in rural Kingston.

Older stone homes are valued on their own condition and sales too. The page on heritage homes in Kingston covers what designation means for an owner.

What do changing home prices mean for a reverse mortgage?

Home prices affect both the amount you can qualify for and what’s left later. A higher value raises the ceiling at the start. Over the years, interest is added to the balance, but home values often grow too, and that growth can offset some or all of the interest. A flat market leaves less equity.

Whatever prices do, you can never owe more than your Kingston home is worth when the mortgage comes due, as long as property taxes, insurance and upkeep are kept up. All four lenders include this protection, typically called the no negative equity guarantee.

Other questions Kingston readers ask

Are Kingston home prices going down in 2026?

No, not for the typical home. The Kingston-area composite benchmark was $542,800 in September 2026, up 0.5% from a year earlier. Apartments were the exception at down 5.5%, while townhouses rose 4.0%. The average sale price fell 5.8%, but an average moves with the mix of homes that happened to sell.

What was the median home value in the City of Kingston?

Statistics Canada put it at $500,000 in the 2021 Census, based on what owners estimated their homes were worth in spring 2021. The average was $533,500. These are older figures, useful for context; the September 2026 KAREA benchmarks are more recent.

Does a lower Kingston benchmark lower your reverse mortgage amount?

Not directly, but it can through your appraisal. The amount is based on your own home's appraised value and the youngest owner's age, not on the area benchmark. When prices nearby fall, appraisals often follow.
